Roof Restoration vs Replacement: How to Tell Which One You Need
Most people meet these as two quotes for the same job, one cheap and one expensive, and reasonably assume the cheap one is a compromise. It is not a compromise. They answer different roofs — and the question that decides which you have is not what you want to spend.
The actual difference
Replacement strips everything to the deck and builds a new roof. New underlayment, new shingles, new flashing, a skip in the driveway and several days of work. You are buying a roof.
Restoration leaves the shingles where they are and treats them. Asphalt stays flexible because of the volatile oils held in it; Texas heat and UV drive those off, and the shingle starts to crack instead of flex. A treatment puts that flexibility and water resistance back. You are buying years.
So the honest framing is not cheap versus expensive. It is: does this roof still have a sound structure underneath it, or has it finished?
What each one costs on the same roof
Below is the ten-to-twenty-year band — drying out, the most common case we treat — priced against a full replacement at the $6–$8 per square foot that DFW asphalt actually runs.
| Roof size | Restoration | Replacement | You keep |
|---|---|---|---|
| 1,200 sq ft $2.36 /sq ft effective | $2,834 | $6,600 – $9,600 | 57% – 70% |
| 2,000 sq ft $1.85 /sq ft effective | $3,706 | $11,000 – $16,000 | 66% – 77% |
| 3,500 sq ft $1.53 /sq ft effective | $5,341 | $19,250 – $28,000 | 72% – 81% |
These are computed from the same rate table the calculator uses, so the article and the quote cannot drift apart. Pitch, access and condition move the final figure — the assessment settles it.
Why the saving shrinks on a small roof
Notice the last column. On 3,500 square feet you keep 72% to 81%. On 1,200 it is 57% to 70% — still substantial, but meaningfully less.
That is because a restoration is a material rate plus a fixed mobilisation charge of $1,526, and mobilisation does not care how big your roof is. The crew, the equipment and the setup cost the same on a small house as a large one. Spread across fewer square feet, it weighs more.
Nobody advertises that, because it is the one place the economics are least flattering. It is also exactly the sort of thing you would work out after signing, so you may as well have it now.
When replacement is the right answer
Past about twenty years. A roof past twenty years is usually finished rather than tired. We would tell you that on the driveway rather than sell you a treatment that buys months. The assessment still costs nothing, and we handle replacements ourselves.
Structural or decking damage. No surface treatment reaches a rotted deck. If the problem is underneath the shingles, it needs the shingles off — and that is genuinely invisible until they come off, which is why our own quote once went from $1,125 to $5,628.
Widespread granule loss or missing shingles. Restoration restores flexibility. It does not put granules back or replace what is no longer there.
A roof in any of those three states is not a candidate, and we will say so before anyone climbs on it. Selling a treatment that buys a finished roof six more months is how this industry earned its reputation.
So which do you have?
Age gets you most of the way: under twenty and sound points at restoration, over twenty points at replacement. But age is a proxy, not a measurement — a well-ventilated fifteen-year-old roof can be in better shape than a badly ventilated nine-year-old one, which is worth understanding before you use age to decide anything.
Condition is the measurement, and nobody can read it from the kerb. We fly the roof, score it against consistent criteria, and tell you which of the two you are actually looking at — including when the answer is the expensive one.
Price both on your own roof
The calculator asks for size and age, because age decides which options a roof qualifies for at all. It returns a restoration range, a replacement range and a monthly payment — before anyone calls you.
Questions
What is the difference between roof restoration and roof replacement?
Replacement strips the roof to the deck and builds a new one. Restoration leaves the existing shingles in place and treats them, restoring flexibility and water resistance to a roof that has dried out but is otherwise sound. They are not two prices for the same job — replacement answers a roof that is finished, restoration answers one that is ageing faster than it needs to.
Does roof restoration really work?
On the right roof, yes, and the qualifier is the important part. Asphalt shingles go brittle because they lose the volatile oils that keep them flexible; a treatment restores those and the shingle flexes rather than cracks again. What it cannot do is replace missing granules, repair structural damage, or rebuild a deck. A roof that has already failed is not a candidate, and we would rather say so on the driveway.
Is roof restoration worth it?
It depends almost entirely on the age and condition of the roof. On a sound roof in the ten-to-twenty-year band it typically costs a fraction of replacement and is warranted to add 5 to 15 years. On a roof past about twenty years it is usually not worth it at any price, because you would be buying months rather than years.
How much does roof restoration cost?
It is priced as a material rate per square foot plus a fixed mobilisation fee charged once per job, so the effective cost per square foot falls as roofs get larger. On a 1,200 square foot roof that works out around $2,834, and on a 3,500 square foot roof around $5,341. Pitch, access and condition move the final figure, which is what the assessment settles.
What does roof restoration include?
An assessment of whether the roof is a candidate at all, cleaning and preparation, and the treatment applied across the full shingle surface. Our assessment is flown by drone and scored against consistent criteria rather than estimated from the driveway, and it costs nothing whether or not you go ahead.
How long does a roof restoration take?
Typically a single day for the application itself on an average home, against several days and a skip in the driveway for a tear-off and rebuild. There is no demolition, no decking exposure and no disposal, which is also why it costs a fraction of replacement.
Restoration pricing is computed from our published rate table; replacement is the $6–$8 per square foot installed range we use on /roof-replacement-cost. Both are ranges, and only an assessment turns a range into a quote.
