Roof Repair Cost in Texas

Most roofing sites publish an average. We would rather show you two of our own invoiced repairs, itemised line by line — $4,353.22 and $5,628 — and the rate behind each line, so you can work out roughly where your roof sits before anyone turns up.

The Honest Answer

Why We Do Not Publish an Average

An average roof repair cost is a number that is wrong for almost everyone who reads it. The two invoiced repairs further down came to $4,353.22 and $5,628; replacing a single cracked pipe boot on the same street is a few hundred dollars. Averaging those gives you a figure that describes none of the three.

A repair also is not priced the way a replacement is. A replacement is priced per square — 100 square feet — across the entire roof, which is why a single metro-wide range holds up. A repair is priced per element: squares of field shingle, linear feet of hip and ridge, each flashing or skylight, sheets of decking, and the dump fee at the end.

So the useful answer is the rate per element, plus a real job showing how the elements stack up. Both are below.

What Things Cost

Priced by the Element

Repair elementPricedTypical range
Field shingle repair Replacing damaged or lifted shingles across a defined area. Materials plus install. (ours) per square (100 sq ft) $300–$1,200
Hip and ridge replacement Remove and replace the capping along hips and ridges, reusing ridge vents where sound. Usually the largest single line. (ours) per linear foot $1,500–$3,000
Flashing and penetration sealing Pipe boots, vents, chimney and wall flashing. The most common true cause of a leak. per penetration $200–$600
Skylight remove and reset Lifting and re-bedding a skylight so the surrounding shingles and flashing can be replaced properly. (ours) each $400–$900
Decking replacement Only discoverable once shingles are off. The line most likely to appear as a change order. per 4x8 sheet $75–$150
Metal panel repair Replacing a damaged panel run, including battens and decking beneath it. (ours) per section $1,500–$2,500
Dump fees Tear-off material has to be hauled and tipped. Charged on nearly every job. (ours) per job $150–$600

Dallas–Fort Worth ranges for 2026. Elements marked (ours) are grounded in line items from our own invoices; the rest are ordinary market rates for this metro. These are ranges, not quotes — the scope has to be seen before anyone can give you a firm number.

From Our Own Records

Two Real Repairs, Line by Line

Southlake, Tarrant County

July 2026

Invoiced
  • Field shingle replacement 4 squares, laminated, steep slope
  • Hip and ridge cap, remove and replace 70 linear feet
  • Skylight replacement Velux CMD 4646
  • Recalibrate gutters
  • Fasten and seal penetrations

Total $4,353.22

Invoiced work, billed on completion.

Five separate elements on one visit, none of them dramatic on its own. Seventy linear feet of hip and ridge cap is the line that carries a job like this, and it is the one nobody expects.

Springtown, Parker County

October 2026

Invoiced
  • Asphalt shingle repair materials $299 + install and gutter colour match $339 $638
  • Hip and ridge repair materials $313 + remove, replace, reuse ridge vents $2,302 $2,615
  • Metal roof repair panel run plus decking and battens $2,208
  • Dump fees $167

Total $5,628

Invoiced work on a 3,879 sq ft roof, excluding the protective treatment billed alongside it.

Hip and ridge cost four times the field shingle work on this roof — $2,615 against $638 — on the strip of roof a homeowner never thinks about.

Both jobs are ours and both were invoiced. City and month only — no customer name, address or contact detail appears on this page, and none ever will.

The Same Roof, 27 Days Apart

Why Nobody Quotes a Repair Over the Phone

The Springtown job above was first estimated at $1,125.54 on 24 September. The invoice on 21 October came to $5,628. Same roof, same crew, nobody changed their mind. Here is every line of it.

Line 24 Sept 21 Oct Change
Shingle material Exact match, felt, cap nails, OSB $298.90 $299 no change
Install and gutter colour match Laminated shingles, steep slope $338.54 $339 no change
Dump fees Unchanged $166.67 $167 no change
Metal roof repair One replacement sheet became a panel run with decking and battens beneath it $321.43 $2,208 +$1,886.57
Hip and ridge Absent from the first estimate entirely — not visible until the roof was walked — $2,615 +$2,615
Total $1,125.54 $5,628 +$4,502.46

Look at the first three lines. Shingle material, installation and dump fees went from $804.11 to $805.00 \u2014 a difference of eighty-nine cents across four weeks.

Every dollar of the $4,502.46 increase came from two things nobody could see from the driveway: a damaged metal section that turned out to need the decking and battens underneath it rather than one replacement sheet, and seventy linear feet of hip and ridge that was not on the first estimate at all.

This is why a number given before the roof has been properly looked at is a guess that gets revised. It is also why we fly every roof first and show you the imagery \u2014 not to pad the quote, but so the surprise happens on a screen rather than halfway through the job.

The Line Nobody Budgets For

Hip and Ridge Is the Expensive Part

On the Springtown roof, hip and ridge came to $2,615 against $638 of field shingle work. Four times the cost, on the strip of roof nobody thinks about.

It surprises people every time, and the reason is straightforward. Hips and ridges are the most weather-exposed lines on a roof — the first place wind gets under a shingle and the last place water leaves. Capping them is slow, detailed hand work, and it has to be removed and rebuilt carefully enough to preserve any ridge vents still doing their job.

It is also the line most often quietly left out of a cheap repair quote. If a bid comes in dramatically under the others, check whether it includes the ridge — and whether the ridge is what actually failed.

Repair, Protect, or Replace

Repair

Damage is localised — lifted shingles in one area, failed flashing, a cracked boot, a damaged ridge. Fix what failed and leave the rest alone.

A few hundred to ~$6,000

Repair, then protect

The roof is structurally sound but drying out. Repair what failed, then rejuvenate so the rest of the roof stops heading the same way. This is the most common honest answer.

Repair + up to 75% less than replacement

Replace

The shingles themselves are finished across the whole roof. Repairing one slope of a roof in that condition buys months, not years.

$22,000–$45,000+

The expensive mistake is not picking wrong on price — it is repairing a roof that needed replacing, or replacing one that needed neither. That question is answerable with evidence, which is the entire point of flying it first.

The Deductible Problem

Why Insurance Often Will Not Help on a Repair

Repairs are where the wind and hail deductible bites hardest. A covered claim only pays above your deductible, and a separate wind and hail deductible on a Texas policy is commonly 1–2% of the insured value — frequently more than the repair itself costs.

So a repair can be entirely legitimate, entirely storm-caused, and still land completely inside the deductible. The claim pays nothing, and filing it puts a claim on your record anyway. For most of the repairs on this page, paying directly is both faster and cheaper than filing.

What a claim does need, if you file one, is evidence of what the roof looked like before the storm. That is what the assessment record is for →

Local

Roof Repair Across DFW

Labour and material rates are broadly consistent across the Metroplex, so the element ranges above hold throughout it. What differs is housing stock — larger, steeper, more complex rooflines carry more linear feet of hip and ridge, which is the line that moves a repair total most.

Questions

Roof Repair Cost FAQ

Why did my repair quote go up after the work started?

Usually because something under the shingles was not visible from the ground. On one Springtown roof our own first estimate was $1,125.54 and the invoice was $5,628 — but the shingle material, installation and dump fees between those two documents changed by eighty-nine cents. The entire increase was a metal section that needed decking and battens rather than one sheet, plus seventy linear feet of hip and ridge that was not on the first estimate. A legitimate revision names exactly which element changed and why; a padded one does not.

How much does a roof repair cost in Texas?

Most Dallas–Fort Worth roof repairs fall between a few hundred dollars for a single flashing or a small patch and roughly $6,000 for a multi-element repair involving shingles, hip and ridge, and decking. Two invoiced repairs from our own records came to $4,353 and $5,628, and both involved several elements at once. A single lifted shingle or one failed pipe boot is a far smaller job.

What is the average cost of a roof repair?

We deliberately do not publish one. An average mixes a $400 flashing repair with a $5,600 multi-element job and produces a figure that matches neither. Repairs are priced per element — squares of shingle, linear feet of hip and ridge, each penetration — so a rate per element plus a real worked example tells you far more than an average would. Every figure on this page comes from a document we can open.

Why is hip and ridge so expensive on a roof repair?

Because it is slow, detailed work along the most weather-exposed line of the roof, and the capping shingles have to be removed and replaced by hand while any sound ridge vents are preserved and reused. On an October 2026 repair in Springtown it came to $2,615 against $638 of field shingle work on the same roof — four times the cost, on the part nobody budgets for.

Is it cheaper to repair or replace a roof?

Repair is dramatically cheaper when the damage is localised — lifted shingles in one area, failed flashing, a cracked pipe boot. A full replacement in DFW runs $22,000 to $45,000 or more, so a $4,000 repair is a fraction of it. Replacement only makes sense when the shingles themselves are structurally finished across the whole roof, which is a different situation from a roof that simply looks tired.

Will insurance cover a roof repair?

Only when the damage comes from a covered event such as hail or wind, and only above your deductible. That is the catch on repairs specifically: a typical DFW wind and hail deductible is often larger than the repair itself, so many legitimate repairs fall entirely inside the deductible and are paid out of pocket regardless of coverage.

Why will nobody quote a roof repair over the phone?

Because the scope is not visible from the ground. Decking condition is unknown until shingles come off, and the difference between one failed flashing and twelve is the difference between a few hundred dollars and a few thousand. Any firm number given before the roof has been looked at properly is a guess that gets revised.

Do you charge for the assessment?

No. An FAA Part 107 pilot flies the roof, scores its condition, and you receive your Roof Health Score and a summary report with photographs of what we found — whether or not you hire us for anything.
