How Long Do Asphalt Shingles Last in Texas?

The short answer: architectural asphalt shingles are rated for 25 to 30 years, and in North Texas you should not plan on getting it. In our own assessments the measured condition drops away sharply from about year eight — and not one roof older than 3 years has come back in our Good band.

That is not a knock on the shingles. The rating describes how the material performs under test conditions. It is not a forecast for a roof that sits under Texas sun and gets hit by hail 18 times in a single season.

What the number on the wrapper actually means

A manufacturer's 30-year rating is a statement about the product, made under controlled conditions, before the roof meets your climate. Three things in Texas shorten it, and they compound:

  • Ultraviolet exposure. This is the one that actually ends most roofs here, and almost nobody names it. UV drives the volatile oils out of the asphalt. As those oils go, the shingle stops being flexible and becomes brittle.
  • Hail, repeatedly. Not the once-a-decade storm people picture. Our own storm archive recorded 18 separate hail days across DFW in 2026, putting 481,083 homes under stones of an inch or more. Each one strips a little granule, and granules are what shade the asphalt from the UV.
  • Thermal cycling. A Texas roof can swing 40 degrees in a day, every day, expanding and contracting. A flexible shingle absorbs that. A brittle one cracks.

Notice that these feed each other. Hail removes granules, which accelerates UV damage, which makes the shingle brittle, which makes the next hailstorm worse. That loop is why a Texas roof ages faster than its rating suggests.

What we actually measured

Rather than estimate, here is our own data. We score every roof we fly out of 100 against consistent criteria. Over the 30 days to 17 September 2026 we scored 18 roofs, 13 of which had an age recorded:

Roof ageScores we recordedBandWhat it means
0–3 years 91–100 Good Performing as designed. Nothing to do but keep it that way.
6 years 80 Fair Still sound, but measurably off a new roof. This is where protection is cheapest.
8 years 66 Aging The decline steepens here. Many Texas policies also start moving roofs to actual cash value around this age.
11–16 years 24–38 Low to Critical Brittle. Treatment can no longer save a roof in this condition — this is replacement territory.

The honest caveat: that is 13 roofs in one month, which is a pattern rather than a statistical finding. We publish it monthly and it will firm up or change. The full report, including the roofs that scored badly →

But the shape of it matches what we see on every roof we fly. The first several years cost you very little condition. Somewhere around year six to eight the curve bends, and from there it falls faster than most owners expect — while the roof still looks completely normal from the driveway.

Your warranty is not your lifespan

These get conflated constantly, and it costs people money. A warranty term is a contractual period with conditions, exclusions and frequently prorated coverage that declines over time. A lifespan is how long the material actually performs on your roof in your climate.

A 30-year warranty is not a promise of 30 years of roof. It is a promise about what happens if the product fails in a particular way, subject to the terms. Read what yours actually covers before you rely on it.

The part that decides what it costs you

Here is what catches most Texas homeowners out. Carriers increasingly price roofs on age rather than condition. Once a roof passes roughly ten years, many policies move it from replacement cost to actual cash value — the settlement is reduced by depreciation and you cover the difference.

So the clock on your shingles and the clock on your coverage run together. By the time the roof is visibly tired, the policy that was supposed to replace it has usually got weaker too. Two homeowners who hit that wall this autumn →

So what can you do about it?

The failure mechanism is oxidation — the shingle drying out from the inside. That means a roof that is still structurally sound can have its flexibility restored, which addresses the cause rather than the symptom. It also means the window closes: once a shingle is brittle and cracking, nothing puts it back, and the honest answer becomes replacement.

That is why the condition has to be measured before anyone recommends anything. Eight proven ways to make your shingles last longer →

Frequently asked questions

How long do asphalt shingles last in Texas?

Manufacturers rate architectural asphalt shingles for 25 to 30 years, but that figure describes laboratory conditions, not North Texas. In our own assessments the measured condition falls off sharply from about year eight, and no roof older than 3 years has scored in our Good band. Treat the number on the wrapper as a ceiling, not a forecast.

Why do shingles wear out faster in Texas than up north?

Three reasons compound. Ultraviolet exposure drives the oils out of the asphalt faster at this latitude, so shingles go brittle sooner. Hail arrives repeatedly rather than occasionally. And the daily temperature swing flexes the shingle thousands of times a year, which a brittle shingle tolerates poorly.

Does my warranty mean my roof will last that long?

No, and conflating the two costs people money. A warranty term is a contractual period with conditions, exclusions and often prorated coverage. A lifespan is how long the material actually performs on your roof in your climate. A 30-year warranty is not a promise of 30 years of roof.

Can anything actually extend the life of asphalt shingles?

Yes, if the roof is still structurally sound. The failure mechanism is oxidation — the shingle drying out from the inside — so a treatment that restores flexibility addresses the actual cause rather than the symptom. It cannot rescue a roof that is already failing, which is why the condition has to be measured first.

How do I find out how much life my roof has left?

Have it measured rather than guessed. We fly the roof with a drone and score it out of 100 against consistent criteria, which takes 15 to 20 minutes, costs nothing, and leaves you a dated record. If the honest answer is that you need a replacement, we will tell you that.

Score figures are Texas Roof Rescue's own assessments over the 30 days to 17 September 2026 (18 roofs, 13 with an age recorded) — a pattern from a small sample, published monthly, not a statistical finding. Storm figures are from our own 2026 DFW hail archive. Manufacturer lifespan ratings are the published figures for architectural asphalt shingles and vary by product line.
